Jay P. DeCima has been into real estate investing since 1978. He has come from humble beginnings and is now an expert at fixing houses and small apartment buildings. He left his job of over two decades in 1980 to practice real estate investing with full vigor. He owns and manages around two hundred investment houses.
This Fixer Jay of Redding, California has a few books to his credit. These books are Start Small, Profit Big in Real Estate, Sweat Equity, and Investing in Fixer Uppers. Jay writes a monthly newsletter-Trade Secrets. He conducts three-day seminars twice a year dealing in Fixing Rundown Houses, Managing for Money twice each year, and Trade Secrets seminar. The cost of such seminars is $800. Jay started conducting such seminars a decade back. His home study training products are within Fixer Jay series, distributed through KJAY Publishing Company. All these together reflect his real estate investing expertise of over forty-five years. However, most of his advices are applicable only to .
Investing in Fixer-Uppers is a ready reckoner for inexperienced and experienced real estate dealers. Although it is a practical book, it has various discrepancies. There are genuine mistakes like forgetting to mention mailing address on check, incorrect figures, lack of proper mention of references and insufficient acknowledgment of modern technology are some of them. The book by itself is good for buying and selling properties but does not contain verified statements and disclosures.
The book ‘Investing in Fixer-Uppers’ describes the ways and techniques of earning money from upscale and dilapidated structures. Similarly, Jay shuns slum properties because of the high risk factor. He advises against downtown commercial properties unless you can acquire it at the cost of the property alone, without having to pay anything for the commercial factor. He also gives a list of prospective renters for your property and asks you to stay away from indecent renters. His advices on buying and selling houses for profit are good and useful.
Jay P. DeCima’s books and courses are good, but they are not an excellent hit with many real estate investors. Apart from the discrepancies and mistakes in presenting topics and matters, most investors do not prefer his style of writing as he carries forward his image of a country boy too far. At times, he also advises against using computers for analyzing or managing real estate investments. His claims to success are also a matter of concern-whether they are genuine or baseless. At places, Jay P. DeCima insists on getting new electrical wirings for houses but does not state the necessity of certification by an electrical inspector. This could create problems, as insurance companies do not offer insurance unless certified by the electrical inspectors.
