Joe Kaiser is a real estate investor. Initially, he started in real estate after attending a seminar by Clair Crooksted. In his early days, Joe was so obsessed with real estate that he attended every real estate seminar that he coluld find. Real estate gurus like Mark O. Haroldsen, Irene Milin, and Tony Hoffman, awed him. He read and followed all that they said. However, all his efforts were in vain. He then decided to follow his own intuitions and started out alone in the eighties, although he was hard on cash. Joe was best in lease options and foreclosures.
Now, Joe Kaiser earns his livelihood by dealing in over fifty properties each year. He sells many real estate strategies and courses, which are nothing less than he had learned from others. His products also do not yield extravagant results. Rather, they all tell the same thing and there is nothing new to offer real estate investors. Joe has many courses and books to his credit like The Ultimate Lease Option Strategy, The Hunt for Abandoned Properties, Mitigate This!, 37 Ways to Bulletproof A Foreclosure Deal, Totally Dominate Your Foreclosure Marketplace, Power Cash Flow: The Mechanics Lien System, The Foreclosure Letter Writers Workshop, and The Short Sale Alternative for Investors on the Cutting Edge. The cost mostly ranges from $150 to $500. Joe also offers mentoring at high charges.
The book - The Hunt for Abandoned Properties is a guide for buying and selling old properties. This book highlights his actions throughout the day as he is mostly into acquiring and selling unused properties. Joe Kaiser just shells out his experiences into his book. Of course, this system does not work always, as it is not possible to clinch each deal. At times, you need to be able to convince elusive owners and buy their properties at bargain prices. You can make a lot of money after changing the face of such unused properties. Joe advises that you need not have a lot of money to buy such properties. You only need to get a good buyer and convince him into buying the property. You receive payment for fixing up the property.
Joe Kaiser’s main strategy is to target owners of vacant houses and renters with eviction lawsuits. He advocates that this same plan works wonders for the real estate option. In reality, it does not. He states that lease-option investors can take shelter under a due-on-sale clause of the mortgage. Similarly, he says foreclosures are simple to work with. These plans do not work accurately and pose many problems for even experts. Joe has no relevant solutions to such problems. Sometimes, he misleads sellers, as he does not come out with all lease options and various clauses or complications within it. Besides, he tries to make his book look huge with many pages. His books would be a lot thinner if he used normal margins.
