Kevin Meyers is a former military officer. He is an MBA and is now into real estate investing since 1985. He runs a group of companies StreetSmart Real Estate, Inc., from Albuquerque, NM. He is a teacher on real estate entrepreneurship and appraisal courses at a college in Albuquerque. He concentrates mainly on rehab properties. He has authored a book- Buy it, Fix it, Sell it, Profit! Recently, he has formed certain real estate investment courses with Lyn Carter, another real estate investment specialist. These courses are Our Unique Foreclosure Warrior and 12-Step Investment System costing around $600.
Meyer’s book ‘Buy it, Fix it, Sell it, Profit!’ has mixed reviews. First, the title bears immense resemblance to Robert Irwin's book, ‘Find It, Buy It, Fix It’. Second, it lacks new or original ideas. Information in the book is of an average standard and Meyers rattles off age-old methods and techniques of real estate investing. Recording of cassettes are of poor quality and lack good editing too. Kevin just elaborates on quick ways on gaining profits by renovating old properties and then selling them.
No doubt, the book provides excellent guidelines and basic steps for both experienced and newcomers to real estate investing. Recent editions have new chapters on tax issues, property inspections, funding projects and of course more avenues for maximizing profits. It also guides you to maintain your overhead costs at low levels. Kevin uses simple language and it is easy to understand, especially for first-timers. You get to know all the essential technicalities regarding real estate like foreclosures, appraisals, hiring contractors, private mortgage lenders, inspection, negotiation, renovation, and finally selling at high profits. It works as a reference book rather than a total and complete book on real estate investments.
A major point of disappointment with Kevin’s book is that it does not elaborate on making money from the fixing of properties. He stresses on bargaining prices and meeting your profit margins through such bargain prices. He them combines it with rehab and renovating processes of the properties to yield good profits. This does not gel well with most real estate investors as making money from rehab properties and bargain prices are totally two different concepts. It is better not to combine the two. Kevin loses heavily on this mistake.
Although the book by itself is a well-written one, it does not appeal to the masses as Kevin has tried to mix up the facts and basics of real estate dealings. There are many more books, which could provide more concrete and in-depth information about the same chapters dealt by Kevin. Of course, it has worked well for just a handful of real estate investors or even less than that.
