Marshall E. Reddick is an academician working as marketing professor in the California State University. His professional career has a different aspect as well. He advocates buying of properties in which he and his associates can receive commission. He offers seminars ranging from topics such as “Profiting with fixer uppers with or without the work” to “How to reduce your income taxes to zero.”
An investor who went with Reddick’s on a buying trip states that he preferred only those VA repos that the Realtors® have listed. Besides, another most surprising features was that they he and his associates advised the buyer to bid 15%above the asking price. The explicit purpose was to make the students successful bidders while the underlying truth was to make money through commission. With such a deal, they could make a commission of 6%.
I am a real estate investor and all I can tell you is that you need to develop a network of people that you work with who can make you strong where you are weak. Reddick is taking up property-management contract in association with a real estate broker in distant places and around location of such properties. There is considerable negative opinion about this kind of fee-paid property managers or independent individuals. You should either take up the task of real estate property management yourself or do it through a hired employee. It is better not to own the property than apply any third way. Many undesirable incidents relating independent property managers is available on various sites and you should maintain due caution regarding it.
Reddick conducts extensive real estate seminars throughout the year in different community colleges and universities in Southern California. Reddick first plunged into real estate business in 1975 when he bought foreclosure homes in Lake Arrowhead. He further explored Colorado and California in the 80s and places such as Mississippi, North Carolina, Oklahoma and Virginia Beach in the decade of 90s. Now he is making purchases all over the country. The key to his success lies in choosing the best-timing and best location.
Yet when it comes to his mentoring program and real estate property management service, his credibility is questionable and I do not recommend his assistance.
